How big is the Estate?
Over 600 Hectares allocated for 1500 residential stands, plus provision for commercial stands, schools, a hospital, and leisure resort, and Medical Centre. The necessary sub-divisions have been approved.
What will be available on the Estate?
High-end low-density design homes including clusters. Provision for utilities, security, and service support.
Do you have proof of concept?
Yes, our Contractor Broadhaven Construction has vast experience. We can share their projects and you can visit the website.
Who is the contractor (Construction Company)?
Broadhaven Construction, a preferred contractor with a visible record of accomplishment in Zimbabwe. Their construction projects include Afrexim bank HQ, national housing projects, and private sector residential and commercial projects.
How efficient is your team?
Broadhaven Construction uses a revolutionary aluminum formwork construction system which has been successfully used around the world to form cast-in-place, reinforced concrete structures ensuring rapid construction and high-quality concrete finishes.
What is the rough cost to build for a 3-bedroom house?
Approximately USD 110K to super structure level (wet trades including the roof).
What is the estimated cost to build for a 4-bedroom house?
Approximately USD 140K to super structure level (wet trades including the roof).
What is the cost of the land?
USD75 per Square Meter. Which equals USD 45K for 600sqms (VAT Inclusive) * Its already appreciating!
How long do I have to build, before I pay for my land?
36 months.
Is it achievable to build within a 36-month period?
Yes, it is. Our preferred contractor will provide the service to you. Materials are onsite at competitive market prices.
Can I pay cash for the land and building?
Yes definitely. You can also choose to pay a deposit.
If I pay cash for the land and then build when do I get the title deeds?
Your title deeds will be available within 6 months, maybe less depending on the efficiency of the deed’s office.
Can I see a Bill of Quantities for the design options?
Yes, that can be calculated and shared with you. If you have signed our expression of interest form, one of our sales officers will contact you to set up a meeting.
How do you plan to finance the development?
Internal funds and strategic partners.
If I am done building and fail to pay what I owe for the land, what do I do?
There are several options available, outlined in our Agreement of Sale. Our model is designed in favor of a win-win outcome.
Can I pay in ZWL? Is there an option to pay in ZWL?
Our quotes are in USD; however, we will consider all legal trade and handle requests on a per client basis.
What paperwork will I get to assist me with borrowing money for my property?
Your Agreement of Sale and Copy of the Certificate of Registered Title.
What is the catch?
There is NO catch. We own the land, we work with our preferred contractor and we have relationships with suppliers that will make our model efficient and easily achievable.
Does the price include all transfer duties and costs?
Such costs are excluded from the price. In Zimbabwe, stamp duty is payable on the registration of title upon acquisition of immovable property. Generally, the person acquiring the asset is liable for any stamp duty arising on acquisition in line with the Stamp Duties Act (Chapter 23:09).
How do I buy a stand at Borrowdale Valley Estate?
The model used on the Estate is a ‘build now, pay later’ arrangement. An agreement is signed with the understanding that you will build first and subsequently pay for your stand after constructing to Super Structure’ level.
What security do I hold during the construction of my property?
The Agreement of Sale is your security.
How much is the monthly levy during construction of my property?
USD$ 450.00 which is a land carrying cost during construction.
What does the levy cover?
It covers security and water amongst others. It is a land carrying cost paid by all residents.
Do I enter into a building or construction contract with Borrowdale Valley Estate?
The contract is entered into with Broadhaven Construction who are the appointed contractor.
After construction of my property, are there any levies due?
After construction, you continue to pay USD$450 per month until you have paid the full land purchase price.
Who is responsible for monthly electricity, water and refuse collection?
Water reticulation and electricity are supplied to the residents by the Estate through a prepaid metering system. Refuse collection will be done by a contractor that has already been appointed by the Estate’s Association.
When will my unit be ready for occupation?
Occupation will occur after a Certificate of Occupation has been granted by the local authority.
Will there be onsite management services?
Yes, Onsite management services will be available.
Can I change the design/size/finishes of my unit?
No, the design and size cannot be changed; however, purchaser will be allowed to choose their own finishes.
Can I use my own builder?
No, Broadhaven Construction is the appointed contractor for construction.
When do I sign the building or construction contract?
The Construction contract is signed simultaneously with the Agreement of Sale.
Can I design my own house?
We have 22 pre-approved plans to choose from available on our website and our client management team.
Are there any optional extras (swimming pool, irrigation system or garden layout)?
Depending on permissible built area size, this can be considered at the Owner’s expense.
Will there be air conditioning in the units? If not, can I install my own?
Air conditioning are extras that can be installed at an additional cost and by an appointed contractor.
Will there be an internet connection?
Yes, through various service providers.
What security measures will be there?
The Estate’s Association has contracted a reputable and professional security company with a reaction team and dog section. Additionally, CCTV cameras will be installed in all public streets.
Are pets allowed on the Estate?
Written permission should be sought from the Estate’s Association.
Will I be allowed to rent out my property?
Yes, you may rent out your property, however, all rules and regulations in the Residents Handbook will still apply to the principal or original owner of the property during that rental period.
Will there be schools?
There will be two primary schools and two secondary schools on the Estate.
Has the Home Owners Association been established?
Yes, the Association has been established.
What amenities and recreational areas will be there?
There will be schools, shopping malls, medical centres, clinics, sports complexes, hotels, apartments, cluster units, lodges as well as a light industrial area and green open areas.
After completion of the superstructure, would Broadhaven Construction be responsible for the finishes.
We have a group of suppliers and finishers on site who may assist you with your finishes; however, you are at liberty to engage any supplier you wish.
Which banking institutions is Broadhaven Construction working with?
We are using CBZ, Stanbic, NMB and ZB banks.
What if I have the full amount available for land and construction, is there a discount?
A discount will be considered on a case-by-case basis.
At what point is title transferred, if banks do not give out loans?
Title is transferred within after 6 months after one has:
- Constructed a superstructure
- Paid the full land purchase price of $75 per square metre
If I fail to complete my superstructure, can I sell the building?
In line with construction contract, you cannot sell the structure. BHC will reimburse you 70% of your total material cost.
